Rental Escalations

Rental Escalations WAR

Idea
Users have the capability to manually process rental escalations, both individually and in bulk. When escalations are processed, user can:
  1. Ensure to update rental commission under the Landlord expenses to reflect new commission (see Landlord Expenses: Transactions)
  2. Optional: Load deposit-top up and renewal fees under the tenant changes screen (see Loading & Managing Tenant Expenses)

Single File Escalation

  1. Click Admin on the Main Menu.


  2. Click Customer Files.


  3. Select Rental on the menu heading.


  4. Click on the File Name to open the file.


  5. Customer File will open. Click on Lease on the file tab ribbon bar.


  6. Lease tab screen will open.

  7. Click the Edit button.


  8. Under the Rental Charge Details section, update:
    • Rental Amount (mandatory) and VAT (mandatory).
    • Lease Dates (optional): Most Recent Lease Renewal and Lease Expiry/Cancellation dates.
    • Escalation Details (optional): Next Escalation Date.


  9. Click Save Changes.


  10. Update the rental commission under the Landlord Expenses to reflect the new commission.

  11. Optional: Load the deposit top-up and renewal fees under the tenant changes screen.

Bulk Escalation Processing

  1. To access the Bulk Escalation screen, click Accounting on the Main Menu.


  2. Click Tenant Statements.


  3. Click Charges on the main menu.


  4. Select Rental Escalation from the sub-menu.


  5. The Bulk Rental Escalation screen will open.

  6. Optional:
    • Adjust the "View Escalations Due In" month drop-down to view escalations due within a selected period.
    • Adjust the "Process Escalation" month drop-down to load the following escalation date.


  7. Select the customer files to be escalated and click the Process button.


  8. Escalations for the selected files will be completed. The Lease tab will reflect the escalation changes.


  9. Update the rental commission under the Landlord Expenses to reflect the new commission.

  10. Optional: Load the deposit top-up and renewal fees under the tenant changes screen.
